Straight answers to what we get asked most from property managers, HOA boards, and facility directors.

What is your typical contract length?
Twelve months, with a 60-day termination clause on either side. We don't lock clients into multi-year agreements because we'd rather earn the renewal than enforce it — and roughly 98% of our contracts renew annually.
Do you provide a certificate of insurance to our board?
Yes. We carry $2M general liability and full workers' compensation coverage for every crew member, and we're bonded. We issue certificates of insurance to any client, HOA board, lender, or insurer on request — usually within one business day.
How do you handle storm response?
Every commercial contract includes 24-hour weekday storm response. Priority clients get a dedicated emergency line. We clear limbs from access roads, haul debris, and document damage with photos for insurance purposes. We're also on call for the city's derecho program in Travis and Williamson counties.
Can you handle irrigation repairs, or do we need a separate vendor?
We handle all irrigation — inspections, controller adjustments, valve replacement, backflow testing, and emergency repairs — as part of the contract. For a small per-visit fee, we can also serve as your licensed irrigator of record if your lender or municipality requires it.
How do you report on the work?
After every visit, your account lead sends a photo report documenting the work performed, issues found, and any recommended action. Reports go to your property manager or board liaison. Monthly, we send a summary invoice reconciling visits against the contracted scope.
Do you work with in-house maintenance staff?
Often, yes. Many properties have staff who handle interior maintenance but don't have landscape equipment or expertise. We integrate cleanly with in-house teams — our crew handles the grounds work, theirs handles everything else, and the property manager gets one weekly report covering both.
What's your minimum property size?
Our commercial minimum is roughly half an acre of maintained landscape. Below that, the economics don't work for either side and we'd rather recommend a smaller local operator than sign a contract that doesn't serve you. If you're not sure, send us the address and we'll tell you straight.
